Most single-building inspections take 2 to 4 hours on-site. Load testing adds time. Multi-building campuses or complex configurations are quoted with the time estimate up front.

Standard turnaround is 5 to 10 business days from the on-site inspection. Rush turnaround is available when an active code-violation deadline, insurance renewal, or real estate closing requires it.

Will the AHJ accept your report?

Yes. Reports are formatted to the documentation standards expected by fire marshals and building inspectors across New Jersey: inspector signature and credentials, scope of work, methodology, photographic documentation, deficiency log with severity classifications, and load test results where applicable.

Do you do the repair work too?

No — and that is intentional. Oyster Fire Escape Inspections runs a strict no-repair model. The same firm cannot ethically tell you a landing is unsafe and then quote the welding. Property owners take our report to any qualified structural or welding contractor for competitive bids, and the inspection becomes the agreed scope of work.

What happens if you find a serious deficiency?

Severity classifications are documented in the report (immediate hazard, deficiency requiring repair within a defined window, deferred maintenance). Immediate hazards are flagged in writing and verbally at the time of inspection.
