§02 / Method
Why Property Owners and Managers Choose Oyster Fire Escape Inspections.
01
Built to Pass DCA & AHJ Review
Every report is written to the documentation standard the NJ Department of Community Affairs and local fire marshals expect on first submission — signed certification, photo log, deficiency severity, load test results.
02
The No-Repair Model
We inspect. We never repair. The same firm cannot ethically tell you a landing is unsafe and then quote the welding work. Independence is the entire product.
03
Don't Get Forced Into Repairs
Contractor-inspectors inflate deficiency lists because they sell the fix. Our report documents only what is actually present — so you take it to any qualified welder for competitive bids.
04
Clear, Upfront Pricing
Written quote within one business day of your call. Itemized scope. No surprise add-ons, no quote-then-upcharge. You know the number before we arrive.

§06 / When you call
Why Owners and Managers Call.
Most calls come from one of these triggers. Whichever one matches your property, the path to a clean certification is the same.
Trigger 01
DCA / 5-year inspection cycle
the periodic inspection cycle has come around again under NJ DCA and local fire code
Trigger 02
Code violation issued
fire marshal or DCA inspector posted a notice with a compliance deadline
Trigger 03
Property manager portfolio inspection
scheduled inspections across a multi-building habitational portfolio for documentation
Trigger 04
Insurance renewal cutoff
carrier requires inspection documentation to renew the policy
Trigger 05
Pre-purchase due diligence
buyer's attorney requires written certification before closing
Trigger 06
Post-incident re-certification
fire, storm, vehicle impact, or visible corrosion needs to be inspected
Trigger 07
Repair completion verification
structural or welding repairs are done and need independent sign-off
Trigger 08
Tenant complaint or report
habitational tenant raised a safety concern that requires written response
§07 / Frequent
Common Questions
01
How often does my fire escape need to be inspected?
The NJ Department of Community Affairs and Uniform Fire Code require periodic inspection on a 5-year cycle for most habitational and commercial properties. Some property types and AHJs require more frequent inspection based on use, history, or visible deterioration. When in doubt, confirm with the local fire marshal.
02
What does an inspection cost?
Pricing depends on building type, number of landings, accessibility, and whether load testing is required. We provide a written quote within one business day of the initial call. There are no hidden fees and no charge for the quote.
03
How long does the on-site inspection take?
Most single-building inspections take 2 to 4 hours on-site. Load testing adds time. Multi-building campuses or complex configurations are quoted with the time estimate up front.
04
How fast do you deliver the report?
Standard turnaround is 5 to 10 business days from the on-site inspection. Rush turnaround is available when an active code-violation deadline, insurance renewal, or real estate closing requires it.
05
Will the AHJ accept your report?
Yes. Reports are formatted to the documentation standards expected by fire marshals and building inspectors across New Jersey: inspector signature and credentials, scope of work, methodology, photographic documentation, deficiency log with severity classifications, and load test results where applicable.
06
Do you do the repair work too?
No — and that is intentional. Oyster Fire Escape Inspections runs a strict no-repair model. The same firm cannot ethically tell you a landing is unsafe and then quote the welding. Property owners take our report to any qualified structural or welding contractor for competitive bids, and the inspection becomes the agreed scope of work.
07
What happens if you find a serious deficiency?
Severity classifications are documented in the report (immediate hazard, deficiency requiring repair within a defined window, deferred maintenance). Immediate hazards are flagged in writing and verbally at the time of inspection.
